An active property market

Market comment - January 2012

Despite challenging market conditions, the housing market in Sudbury remains buoyant with committed buyers looking to purchase second-hand and new-build properties in the area, says estate agents William H Brown.

house“The announcement of a number of proposals and schemes by the Government, house builders and local authorities, have helped to instil confidence in buyers and sellers wanting or needing to move home,” says Dan Gurney, manager of William H Brown.

“Since the start of the year, we have been very busy dealing with high levels of enquiries from buyers looking to move into the area and we have also seen an increase in the number of properties coming on the market. With lots of committed buyers around, properties that are well presented, correctly priced and pro-actively marketed are selling well.”

Helping first-time buyers with higher loan-to-value mortgages and schemes such as the Government’s FirstBuy initiative has been a top priority for William H Brown, not just to help this group of buyers on to the property ladder but to also help kick start the market from the bottom up.

The lettings market remains strong and William H Brown is currently very busy dealing with lots of enquiries from people looking for rental accommodation. The agents have also noted a rise in the number of investors looking to expand their property portfolios.

house“Landlords can expect to achieve good yields at the moment and properties that are competitively priced are being let quickly. Demand for rental properties continues to outstrip supply, so investors looking to expand their portfolio and individuals looking to invest in property for the first time, should take advantage of the current market conditions and the greater number of buy-to-let mortgage products available,” says Dan.

William H Brown remains quietly confident for the year ahead but realises that the level of activity in the housing market will depend upon the impact of wider economic conditions.
